The Estates Manager will assist with the handing over of new developments to the Managing Agent, ensuring developments are practically complete in respect of managed areas, road adoptions are concluded and pumping stations, ancillary equipment etc. is adopted, where relevant.
The Estates Manager will report directly to the Technical Director on a day-to-day basis, but ultimately be accountable to the Managing Director and the rest of the Board of Directors.
Key Responsibilities / Deliverables:
Organising and chairing Site Close-Out Meetings, on completed developments.
Provide regular updates to the Management Team in the form of Development Reports, for each project.
Ensuring all S38 estate roads to be adopted are practically complete and relevant provisional certification is issued from the Highway Authority to enable bonds to be released and roads to be put onto ‘maintenance’.
Ensuring all off-site S278 works to be adopted are practically complete and relevant provisional certification is issued from the Highway Authority to enable bonds to be released and roads to be put onto ‘maintenance’.
Ensuring all sewers and pumping stations etc. are practically complete and relevant provisional certification is issued from the adopting authority to enable bonds to be released and assets to be put onto ‘maintenance’.
Upon completion of the maintenance periods for roads and sewers, ensure completion certificates are issued and any remaining bonds are released.
Taking ownership and being accountable for the appointment and ongoing line-management of Managing Agents.
Assisting with the handover process of each development to the Managing Agent, including the transfer of land to Residents’ Management Companies at the appropriate time.
To monitor the successful establishment of landscaped areas including tree planting and to advise in a proactive manner on any necessary changes to the originally established maintenance contracts – i.e. during periods of particularly dry weather or where invasive/weed species are established.
Ensure all necessary maintenance contracts are in place on all landscaped areas to be maintained.
Where public open space or SANG is to be transferred to a Local Authority or third party (other than ManCo) and requires a period of post-inspection maintenance prior to formal transfer, ensure the land is appropriately managed by liaising with relevant consultants/contractors/authorities to maintain the standard at the point of initial inspection until final handover.
Ensure necessary RoSPA safety reports are issued for all play areas.
Salary: £40000 – £60000/annum
